ABSTRACT:Drawings, documents and building fragments from Louis H. Sullivan's Guaranty Building (1894-1896, Buffalo, NY). These materials were gathered by author, architect and preservationist John D. Randall (1919-1999) during his tenure as manager of the Guaranty Building.

HISTORICAL NOTE:
In 1893, the Chicago architecture partnership of Dankmar Adler and Louis Sullivan were commissioned by the businessman Hascal L. Taylor, a local oil magnate, to build the "finest office building in the country" on the site of Pearl and Church Streets in Buffalo, New York. The firm's recent projects, including the Auditorium Building in Chicago and the Wainwright Building in St. Louis had received abundant praise both from the architecture press as well as in popular print. The design of the 13-story skyscraper building serves as a model example of Sullivan's treatise "The Tall Office Building Artistically Considered" of 1896. The original plans for the project, which may have even included an opera house and hotel on an adjacent site, were disrupted first by Taylor's untimely death in November of 1894 and then by Adler's departure from the firm in July of 1895. But with the acquisition by the Guaranty Construction Company of Chicago of the property and now-completed design work, construction began, and was completed by March of 1896.

Though bearing many similarities to the Wainwright Building, the most striking difference between the two is in the use of terra cotta throughout the Guaranty's entire facade. As such, "[t]he plasticity of the terra cotta allowed Sullivan an almost unlimited freedom of surface expression" (1). Sullivan's drawings for the Guaranty's richly ornamented facade and interior details were skillfully transformed into reality by the artisans of the Northwestern Terra Cotta Company and the Winslow Brothers Company, a Chicago metal fabrication firm.

In July of 1898 the building was renamed the Prudential Building after being refinanced by the eponymous insurance company. With the onset of the Great Depression the Guaranty entered several decades of neglect and decline, despite having been recognized as an architectural masterwork as early as 1940. A so-called "modernization" project in 1955 compounded this abuse, with the addition of a fiberglass storefront and lobby drop ceiling. A 1974 fire caused additional damage to the interior and the light court. With the threat of demolition and further deterioration imminent, Chicago author, architect and preservationist John D. Randall, who was then on staff at the Office of Facilities Planning at the State University of New York at Buffalo, spearheaded a campaign to save the building with the assistance of sympathetic civic leaders such as Senator Daniel Patrick Moynihan. December 1983 marked the completion of a $12.4 million dollar restoration project by the architectural firm of Cannon Design under the supervision of Peter Flynn and Ronald J. Battaglia, and an official return to the building's original name. Additional restoration and renovation began in 2006 by the building's latest owner, the law firm of Hodgson Russ. This work included interior renovations, art glass restoration, lobby restoration and exterior renovation of the terra cotta facade.

SCOPE AND CONTENT NOTE:
This collection contains approximately 600 drawings, 92 metal building fragments, 25 terra cotta building fragments and 12 linear feet of paper documents from Louis H. Sullivan's Guaranty Building. The drawing sets are close to complete, dating from as early as July 1894, then on to completion and beyond, including 20th century renovations and alterations dating as late as the 1960 and 1970s. The drawings series includes those created by Adler & Sullivan as well as by associated artisans and contractors such as the Northwestern Terra Cotta Company and the Winslow Brothers. The building fragments group consists of original fixtures and remnants removed from the building during renovations or during restoration following the 1974 fire. These include doorknobs, door sets, escutcheons, keys, mail slots, elevator door plates, trim, window box plates, window sash lifts, glass fragments, bricks and ornamental terra cotta (capital, bulkhead and cornice fragments). The business and office papers consist of a motley and incomplete record of building management and maintenance dating from its opening until the 1970s when these materials were put into storage. Material types include correspondence, building maintenance records, leasing papers, financial ledgers and registers, permits, contracts and owners' papers. The early years of the building are especially well-documented here, as the management kept highly detailed financial records. Overall, this group of papers represents a uniquely broad view of American office building management at the turn of the century. The Historic Preservation & Restoration series chronicles efforts to document, restore and save the building as it faced neglect and possible demolition in the 1950s through 1980s. Most of the materials in this series center around John D. Randall, who also led efforts to preserve the materials which constitute this collection. The final series, Printed Materials & Ephemera include miscellaneous materials such as newspaper articles, paper souvenirs and memorabilia.

ORGANIZATION AND ARRANGEMENT:
SERIES I: DRAWINGS. Organized into five subseries: 1. Architectural; 2. Structural; 3. Mechanical; 4. Contractor/Shop/Non-Adler & Sullivan drawings; and 5. Fragments and unidentified. Within each subseries, drawings are organized according to the inventory number which was assigned to them in Jack Randall's 1983 "The Guaranty Building Collection of the United Founders Life Insurance Company: Catalog" (i.e. the Randall number). Drawings that were not numbered in Randall's catalog (e.g. shop and contractor drawings) are organized alphabetically by contractor or originating company's name.

SERIES II: BUILDING FRAGMENTS. Organized into two subseries: 1. Metal and 2. Terra cotta. The Metal subseries is further divided into three files: 1. Door Hardware; 2. Trim & Detailing; and 3. Window Hardware and glass. Within each group, objects are organized according to the Randall number which was assigned to them in Jack Randall's 1983 "The Guaranty Building Collection of the United Founders Life Insurance Company: Catalog."

SERIES III: BUSINESS & OFFICE PAPERS. Organized into seven subseries: 1. Correspondence, split between general and tenant; 2. Building Maintenance Records, organized alphabetically by subject; 3. Leasing & Rental Papers, filed chronologically; 4. Financial Papers - General, organized by type; 5. Financial Papers - Ledgers and Registers, organized by type; 6. Legal Papers; and 7. Miscellaneous.
